On World Tourism Day we sat down with our Head of Rentals, Kristan Ashton, to get her view on how the holiday rental market in Mallorca has rebounded post pandemic, as well as what she expects the key trends to be in the coming years.

We all know 2020 was a tough year for holidays abroad. Can you paint a picture of your experience with holiday rentals during this time?

Kristan: To our surprise, 2020 was a good year for us, with the business hitting 60% of its rental target. Nevertheless, we did have to adapt our way of working quite significantly to deal with the constant uncertainty, with flexibility becoming a key pillar of our offering at that time. In the day to day running of our rentals, this included increased guest communication, modifications to our Terms and Conditions, and regular reviews of the fast-changing pandemic landscape. Thankfully, our team coped incredibly well with the increased workload, enabling us to navigate the uncharted waters we found ourselves in relatively smoothly.

How has 2021 differed from 2020? Has there been a significant uptake in demand for holiday rentals this year?

Kristan: It’s funny, but 2021 actually presented us with even more challenges than 2020. This was mainly due to the lack of clarity in government directives concerning travel, especially when it came to the traffic light system and PCR testing. Still, we did see a large uptake in demand for rentals for this year, with many guests now also booking during what would have traditionally been our quiet season, from November through to March. With enforced working from home affecting a lot of our guests, we noticed increased demand for long term rentals – between 1-3 months – as people seek to maximize the 90-day abroad rule.

How has Covid changed consumer behaviour? Do your guests place value on different things? 

Kristan: One of the most striking changes we have noticed amongst our current guests is the intensity of the joy and relief they express upon arrival here on the island. The desire for a break in the sun has increased hundredfold since the pandemic, with guests seeking to maximize each moment of their stay through unique experiences and luxury add-ons such as a private chef or wellness sessions. Part of this shift towards a more comprehensive holiday experience is also driven by the demand for personal space, with many guests preferring to spend more time at their villa and less amongst crowds. As a result, we are offering many key wellness and entertainment experiences, such as spa sessions, personal trainers at the villa, as well as curated experiences, such as private boat trips and wine tours.

What are your expectations for the 2022/2023 seasons?

Kristan: We are already fully booked for the 2022 season on some of our collection, and we are currently working on opening up availability for bookings for 2023. Since many of our guests have been coming to Mallorca for years now, they view our villas as a home away from home and are confident in the service we deliver – even through tumultuous times. In line with heightened guest expectations, and budgets, we are working to elevate the Morgan and Morgan holiday experience even further by ensuring all our homes are equipped, managed and maintained to the highest standards.

As we look towards to the next few years, we see the Mallorcan tourism industry moving in line with the way we have always approached our business, which is quality over quantity.
