Where it all began

Hello and a warm welcome to Mallorca. I’m Leigh Morgan. Together with my wife, Pille, I co-founded Morgan & Morgan following a life-changing holiday here in Pollensa.

The company’s seeds were sown in the summer of 2012, when we left our home in Chester to stay at our family villa in La Font, near Pollença’s Old Town. This was a trip that was to reroute our lives. One evening with a G&T in hand, watching the sun set over the Tramuntana mountains, we decided to start a business focused on bringing discerning travellers to Mallorca.

AN EXCLUSIVE APPROACH

In 2013, having helped a handful of buyers find their ultimate island escapes, we launched the Fabulously Good Homes Collection with six of the island’s most beautiful villas available for exclusive rent. As the company’s reputation grew, Morgan and Morgan became synonymous with exceptional villa experiences on Mallorca.

Since then we’ve developed a solid community of trusted friends, committed staff and enduring professional partnerships. The way we consistently exceed guest and owner expectations is to adopt a ‘quality through exclusivity’ model, which remains at the core of everything we do. Working with like-minded villa owners, our direct, hands-on connection to each property allows us to assure quality, something that’s lost when villas are rented through multiple channels.

Thanks to our wonderful team and our organic, measured growth, we’ve been able to raise the bar year-on-year. We love learning from our clients and seek to exceed their expectations to give each villa owner and guest.

We aim to build a rental programme that is aligned with your financial goals for the property and your personal vacation schedule, and create an annual cost and profit forecast that reflects these.

During your initial chat with our rental team we will start by understanding what you wish to achieve with the rental of your villa. Some of our owners only look to rent their home for a limited number of months each year with the goal of generating an income to cover the annual running costs of the property, while others wish to monetize their villa year round to generate maximum return.

Once we have gained a good understanding of your rental objectives we set a profitable market price, identify the USP’s of your home and draw up a marketing plan. Our target driven strategy has proven to be highly successful: year-in year-out we are hitting the 75% rental income target for our owners.

We are strong believers in the importance of visual and verbal storytelling, and have witnessed first-hand the difference a beautifully curated, descriptive villa profile can have. This is why we ensure that we work with some of the best architectural photographers, videographers, designers and copywriters on the island.

Our team of experienced in-house marketers will regularly feature your property on the Morgan & Morgan social media channels – which attract a significant international following – while your villa will also be given a double page spread in our popular Island Magazine. We often work with other relevant publications to showcase our rental portfolio, and are well connected within the tourism industry.

Our Morgan and Morgan by Emerald Stay rental team is based locally in Pollença, giving them direct oversight of all the rental properties, quick access to your home year-round and a direct line of communication with cleaners, gardeners, tradesmen and so on.

This local management model ensures that tasks are completed on time, performance is at a maximum and costs are ultimate reduced as everything functions smoothly. Our regional knowledge is unrivalled, and we have cultivated a large and growing network that UK based rental companies can’t match.

We take a dedicated, hands-on approach to the rental of your villa

 

At Morgan and Morgan we manage the whole process of renting your villa from enquiry to post stay, meaning no stress or hassle for you. This includes answering any enquiries, sending booking confirmations, handling payments, arranging check-ins, checking the property against the inventory, managing communication on damages and breakages, returning the security deposit, obtaining reviews, and promoting repeat bookings.

With our online reservation system we are able to take bookings 24 hours a day, maximizing the amount of bookings for your property. Furthermore, we handle all the payments and contracts with the guest. We always ask for a 25% deposit and the full balance 8 weeks before arrival. A 1,000 GBP security deposit is held, which is refunded within 7 days of the guest leaving, giving our team sufficient time to check the property for damages. Our T&C’s are very comprehensive, giving clarity to both guests and owners.

Through our company we are also able to put in place a full management system for your home. This would consist of appointing a property manager, pool cleaner, housekeeper and so on, so the maintenance of your property runs like a well-oiled machine. Through our work as project managers we have also grown our in-house team of interior designers, landscape designers and stylists who are able to add the extra flair to your property.

Keeping you in the loop about what is happening with your rental is important to us. You will always receive updates on bookings made and a full overview of rental performance.

Moreover, you have access to real-time availability calendars, management reports and your own personal APP where you can view your income and expenses, your overseas tax statement and reconciled transactions. 

When you first rent out your home we supply you with all the necessary information to get your home ready. This includes: a list of essential equipment for your property, information on local laws, necessary health and safety measures, and a thorough understanding of the standard and communication for property management and cleaning during the rental period.

All our guests commend the thought and care we put into their stay. From the pre-arrival check from our “Fluffers” – team members who visit the property to ensure the cleaners have done a good job and check that everything is in place so the property looks absolutely amazing as the guests come through the door – to the provision of detailed brochures that provide information on the house, the area and additional services we provide, such as private chefs, yoga instructors, nannys, etc.

We also deliver a welcome pack of Mallorquin delights, which includes dishwasher tablets, washing up liquid, rinse aid, toilet paper and the best of local products – think Can Axartell wine and Solivellas olive oil.*

Meet and greets are also part of our service for select villa. Whether this be on arrival or within the first 24 hours, we like  to show a friendly face to explain where everything is and give our guests some hints on what to do in the area.

Similarly, we remind all guests about the check-out procedures with a phone call, and take the opportunity to gather a review for your property.

*We usually suggest spending 10% of the first nights fee on the welcome pack
